Molloy College offers a New York state-approved program for you to become a licensed home inspector. This "in-demand" profession will have you inspecting newly built or previously owned homes, condominiums, town homes, apartments and even commercial buildings. Home inspection is now a standard practice in the home-purchasing process. Typically, home inspectors are hired by prospective home buyers to inspect and report on the condition of a home's systems, components and structure. Home inspectors are usually hired immediately - prior to the purchase offer of a home - or as a contingency to a sales contract. They examine structural quality, all home systems and features, including: roofing, exterior elements, attached garages or carports, foundations, interiors, plumbing, electrical, heating and cooling systems.
New York State legislation mandates that all home inspectors in New York obtain a license. An applicant must have successfully completed high school or its equivalent and complete 140 hours of approved training, including 40 hours of unpaid inspection experience under the direct supervision of a licensed inspector, or have 100 hours of paid or unpaid inspection experience under the direct supervision of a licensed inspector. Molloy College offers the approved 140-hour course of study consisting of the 5 Modules listed below under, "Curriculum and Scheduling".
The applicant must also pass a written exam. Home inspectors are licensed for two years and must pay an initial fee of $250 and renewal fees of $100 every two years thereafter. Modules 1-4 can be taken in any order and do not have any pre-requisites. Module 5 must be taken last and is only open to Molloy students who have completed Modules 1-4 at Molloy.
All of our courses are taught by licensed and New York State approved instructors. While attending our courses you will learn construction methods, inspection standards and regulations and electric, heating, air conditioning, plumbing inspection techniques and how to start your own business.
Curriculum and Scheduling
Molloy College offers the approved 140-hour course of study consisting of the following five modules:
- Home Inspection Module 1: Structure, roofing and exteriors
- Home Inspection Module 2: Interiors, electrical systems, insulation and ventilation
- Home Inspection Module 3: Heating, cooling and plumbing
- Home Inspection Module 4: License law, overview of profession and report writing
- Home Inspection Module 5: Field training
Modules 1-4 are offered one night a week for 9 weeks from 6:30 p.m.- 9:30 p.m. at the Rockville Centre campus. They can be taken in any order, however,Module 5: Field Training, must be taken last and can only be taken by students who have completed Modules 1-4 at Molloy College. Module 5 will be conducted off-campus, with only part of the first session done on campus. Module 5 is scheduled on an hours-arranged basis with the faculty member, but it is usually held on Saturdays. The classes are scheduled on an on-going basis throughout the year, September - July.
Note: It is possible to take two courses at a time.
Remember, while it's possible to complete the program in less than six months, you can proceed through the program at your own pace. There is no time limit.

Your Career in Home Inspection
2 hours, No prerequisites

Tuition: No charge, but you must register.
Considering a career change? If you find yourself in a position where your instincts are telling you to change course, this free career seminar might just be what you need. This career seminar is led by experienced professionals who will offer real advice about career and academic paths and talk about both the satisfactions and challenges of their own chosen careers. The seminar is two hours long, given in the evening and offered twice a year - every September and January. There is no charge for the seminar, which is held on our Rockville Centre campus.

Home Inspection Module 1: Structure, Roofing and Exteriors
25 hours, plus exam; No prerequisites

Tuition:$375
Offered twice a year, September-November and February/March-April
Prepare for the New York State home inspection professional examination with the first of five mandatory license-qualifying courses. This course focuses on procedures for inspecting the structural, exterior, and roof components. Topics include: footings, foundations, basements, crawlspaces, floor, wall and roof framing, wall coverings, doors, windows, decks, garages, wWalkways, roof styles, materials, installation, drainage and flashing,
Instructor: Dennis J. DeVoti, P.E. is a New York State Professional Engineer with over 10 years experience as a home inspector. He has over a decade of teaching experience - three teaching an Overview of Home Inspection course at Molloy College. He is also certified by the National Institute of Building Inspectors. DeVoti holds a Bachelor of Electrical Engineering from Manhattan College.

Home Inspection Module 2: Interiors, Electrical Systems, Insulation and Ventilation
25 hours, plus exam; No prerequisites

Offered twice a year, November - January and May - July.
Module 2 covers procedures for inspecting interior components, insulation, ventilation and electrical systems. Topics include: doors, windows, walls, floors, ceilings, steps, railings, balconies, cabinets, appliances, air/vapor , barriers, exhaust systems, electrical service, entrance and panels, amperage/voltage, wiring; grounding equipment, switches; outlets, circuit interrupters, light fixtures, and smoke detectors.

Home Inspection Module 3: Heating, Cooling and Plumbing
25 hours, plus exam; No prerequisites
Course Number: HI-3000
Tuition:$375
Offered twice a year, September-November and February/March-April
Module 3 covers procedures for inspecting the heating, cooling and plumbing systems. Topics include: energy sources, hot water boilers, furnaces, fireplaces, chimneys, vents, flues; distribution; controls, thermostats, safety controls, exhausts, duct systems, heat pumps, water sources, piping and water main lines, valves; main shutoff, fixtures, faucets, water heaters, waste disposal systems and drains, vent piping and systems.

Home Inspection Module 4: License Law, Overview of Profession and Report Writing
25 hours, plus exam; No prerequisites

Tuition: $375
Offered twice a year, November -January and May - July
Module 4 covers: license law, code of ethics, standards of practice, overview of the profession, pre-inspection agreement, elements of a contract, liability issues, safety concerns and report writing, including checklist, narrative, and forms.

Home Inspection Module 5: Field Training
40 hours, no exam, prerequisites: Modules 1-4; Only open to Molloy Students.

Tuition: $695
The course is offered four times a year: February-April, April-May, May-July and November-January.
Forty (40) hours of supervised home inspections. Hours are arranged with the instructor, usually on Saturdays. Some weeknights may be available.

Textbook
Required text for all modules: The Home Inspection Book: A Guide for Professionals, by Marcia Darvin Spada, Thomson Publishers, 2007. The textbook will be available in the bookstore, which is usually open Monday, Thursday and Friday, 9 a.m. - 5 p.m. - Tuesday and Wednesday, 9 a.m. - 7 p.m. The bookstore is located in the Public Square Building on the first floor.
